First Investment SFR Advice

Hello Bigger Pockets Community, I am a 20 year old Real Estate Agent in Orange County/ Los Angeles County. I have been interested in real estate investing since High School and began reading the Bigger Pockets Books since then. I now have 30k in cash ready to invest and other assets in the stock market and mutual funds, being my age and other assets, my risk tolerance is very high and I recognize my first few deals will not have amazing returns. I am of course trying to get the best profits as possible but am mainly concerned with gaining the experience. I don't know if flipping is best for me or renting properties is. Being where I live finding deals I can afford is a non existent dream so I have been looking into areas like, Tennessee, Kansas, Philadelphia, Ohio and Chicago. I am just looking for advice, tips or anyone that has been in my shoes and what worked for them. Thank you very much!
