Starting out In Murfreesboro, TN

Hi there! I recently bought my first home here in Murfreesboro in October. I was planning on House Hacking but because I used a THDA loan to help cover the down payment I was told the day before closing that no one else would be allowed to live in the property. I’m considering refinancing but from what I’ve read online if I do that I’ll have to immediately repay the full amount that was given to me for the down payment.

I plan on keeping the property as a buy and hold and would like to acquire another property as soon as possible. My long term goals are to have some properties here in Murfreesboro and use the equity and extra cash flow to buy some STRs around Nashville and other tourists areas around TN.
