Number two is the banks use smoke and mirrors to fool Canadians into thinking the bank is giving them a break from the posted mortgage interest rate.The banks have the full blessing of the Government of Canada to keep the interest rate rip off scam going.

How can you differentiate private lenders who are legit, and the ones that are scams?

I guess what i'm trying to say is, I don't know what field of real estate i should get into, or what books to read, or what clubs, what seminars are and aren't scams, where to get the money to start out in real estate even if it was just 1 property, and i most definitely don't know where to find a mentor without sounding annoying which would be the most challenging but most rewarding part.

because kredit karma has scores which do not agree with creditnav, but still lower than my bank.Still, even with a low score- the total silence makes my skeptic son insist they are a scam and he is just waiting for me to 'loose my shirt again' trying to find some way to change my income future.just tripping i guess.  

Yes some nice people will scam you, I experienced it in my situation too. 

Since I have been here I have been to so many seminars and programs only to be left more confused. i have had every deal fall through and have been scammed out of money by several people.

But for now we want to focus on wholesale, just to insure that we're doing it right and not scamming anyone. 

Generally speaking, a HML will ask for a personal guarantee from a first time investor or offer a low LTV like 60-65%Beware there are many scams going on right now, so if they ask for money upfront, run.

My first tenant scammed me on this one.
