How To Wholesale in Atlanta

Hello! 

I am a bundle of confusion. I have been trying to learn the best way to do a wholesale deal in Atlanta. Since I have been here I have been to so many seminars and programs only to be left more confused. i have had every deal fall through and have been scammed out of money by several people. I know there has to be a better way and that this has to work. 

If someone could spell out the ABC's for me that would be great... 

mainly how to find Motivated sellers and negotiate a good price...

and how to figure out the rehab cost.

I am an realtor so ARV I have pretty covered... but finding a legit end buyer not so much...
