NEW MEMBER INTRODUCTION
Hi, James Staples V
54 white male, married 33 yrs 5 children 9 gkids. U S Army 11B vet 79-82, NG 82-84. Disabled due to believing the harder I worked the better I would get paid, 3 back surgeries later- ended that. Working smarter became the new thing, but, never have quite figured that out- YET.
32 degree Freemason, very active. Soon joining National Association of Parlimentarians.
Wife is disabled with no kidneys and on home hemo dialysis, I am her tech/nurse/ do whatever I am told. We home schooled our 5 kids, 2 of them worked, bought their own high school courses and finished 3 year programs in 9 months at 15, 1 went to college, the other worked until 17 then went into the army Airborne Infantry, 4 combat tours in Afghanistan, leaving for Iraq in afew months. He is why we moved here to Clarksville Tennessee, we came for a christmas visit, and what I saw of the Real Estate market really gave me a much needed reason to live instead of scratching to survive- we decided to sell our farm we had a bad rent to own person in- he had breached the contract in every possible way, for about 3 years, but we were busy battling in court saving our daughters from a cult they 'just knew god wanted them in', so we did not have the time money or location to fight with him- when I finally called him to tell him out- he announced, "but I sold it!"- long story about me not knowing what I was doing and my $80k farm became my $0 20 year waste of time and sacrifice. So I decided I really got to learn how to make real and honest money.
Speed up to the important reasons I am here. All I wanna do is Wholesale and Flip. Credit score is 664, but due to my low income one small mistake tan take that into the ground really fast.
Spent today waiting for a promised return phone call from Funding for Flipping. Found what I think would be my best first deal ever. house auctioned on the 14th Feb. for $14k, had sign out on the door last week $24k Cash only. Good house, history is forclosures 3 x, lowest high Appraisal is $61k 20 years ago; current moderate appraisal now $71k. Rents due to the army base $600-$900. So i am now trying to find the money to get the house and flip it at any prices between $35k-$50k and it would still be a great equity deal for any buyer. As much as i hate to, if F4F doesn't call me tomarrow by noon i will go to my awesome bank- but still a bank and hope they will give me the credit I need to secure this place and begin participating in this amazing market, and no more rationing food by the 15th of the month while my wife Drs. hound her for higher protein in her diet. So much to learn so fast. Everybody has the silver bullet "Program"- but it takes money to learn how to make money I guess.
Oh I also have 5 dogs, ( I am stupid for dogs, had 13 once as people would drive by our farm and drop off fluffy when they felt like it) and a cat.
Well, not to waste time and learn how to make my drive to work ferociously into something in the bank to reflect it.
