How can you differentiate private lenders who are legit, and the ones that are scams?

A few good starting rules of thumb to spot the scams are as follows:

1) single digit interest rate

2) no fees

3) no down payment/skin in the game.

If it looks too good to be true, it absolutely is.

The above mentioned advice to use a local PML and meet in person is very sound.
