Maybe not soon, but I could realistically even see areas like cobbs creek and haddington becoming relatively gentrified and nicer areas for young adults post college.

In other words, advertise your dwelling as if it were non-owner occupied, but if someone does not fit your criteria (i.e. a married couple wanting to share a room), you can legally discriminate based on gender because you live in the home (see specifics below), but to avoid them being upset, you can make it more about the rules of the property (i.e. one adult per room) rather than it being about gender (i.e. boys only).

She has signed a lease with me and have violated the terms of the lease by a) having an 18+ adult move-in that is not on lease, and b) did not comply with pet policy by not asking about breed restrictions and paying deposit.

So I have a SFH home that I leased to 3 adults in one family (mom, dad, adult son), the lease was up in March and I sent them a renewal, but, even though they said they wanted to stay, since covid hit we could not get together to sign the renewal.Rent has been paid and no concerns on either side has been voiced, but we found out last night that mom and dad have split up and one is in NY and the other is in FL and the only person living there is the adult son.The signed lease states:I know GA states landlord is to give 60 day, but does anyone have any experience getting it done sooner with the majority of tenants already gone and a signed lease stating either party can give a 30 day notice?

@Jose Guzman if I was in your shoes I'd make finding a new primary residence a top priority, because 4 kids and 2 adults in a 2 bedroom apartment isn't going to last for long.

I sent tenant a text saying they got 4 adults working, maybe a fifth with the son graduating high school, 5 stimulus payments, and I know 4 of them work in retail, and with malls closed, collected unemployment with $600/week on top.
