Landlord Early Lease Termination

I have a tenant that moved in a little over one month ago that has a section 8 housing voucher, they have not signed their lease with housing yet due to covid-19 delays. She has signed a lease with me and have violated the terms of the lease by a) having an 18+ adult move-in that is not on lease, and b) did not comply with pet policy by not asking about breed restrictions and paying deposit.

Can I legally enforce a 60-day landlord lease termination and give her back her deposit? The length of the lease was for one year.
