Lease vebiage/2 out of 3 tenants already gone/Landlord notice

So I have a SFH home that I leased to 3 adults in one family (mom, dad, adult son), the lease was up in March and I sent them a renewal, but, even though they said they wanted to stay, since covid hit we could not get together to sign the renewal.

Rent has been paid and no concerns on either side has been voiced, but we found out last night that mom and dad have split up and one is in NY and the other is in FL and the only person living there is the adult son.

The signed lease states:

I know GA states landlord is to give 60 day, but does anyone have any experience getting it done sooner with the majority of tenants already gone and a signed lease stating either party can give a 30 day notice?

I understand asking an attorney would be the best option, but I was just wondering if anyone has any experience in this?
