wholesaling is much easier said than done... suggest you go back and get your RE license at the same time your attempting to wholesale.. good sales techniques that you were taught at the car dealer ship will be needed to successfully talk people into selling their homes for less than they are worth... plus to wholesale profitably you need a pretty good cash war chest to spend on your marketing.

They do keep things simple but I've had more than a few sponsors ready to jump ship and ask me what its like to be independent as they do all this work and feel that they should be rewarded more for doing so.

Off topic, but don't go through the trouble and expense of forming a LLC unless you already have several million dollars worth of assets (not the case for most newbies) ... just put the properties in your name, get an umbrella insurance policy, and run a tight ship.

Add a petting zoo and tractor rides with a corn maze at Halloween, a Christmas light show, barbeque/beer/concerts a few weekends during the summer, car cruise, motorcycle rally, and some functions that honor veterans.

The drive thru and the mini storage could potentially be mobile, ie. steel shipping containers, which I could take with me should the lease ever fall apart / expire.
