@Jonathan Diaz I would first read The Book on Managing Rental Properties by Brandon Turner. It has been an excellent guide for us and provided a lot of the systems we use to manage our first property.

@Ashley Martin I think it would depend on a lot of different factors such as how much knob and tube wiring there is, your market etc. But it can definitely become very pricey. I ran into this on a potential property and the estimate I received was $9250 for a remove all the knob and tube wiring and update.

@Chris Fuhry I have looked into a bunch of different options but have found Innago to be one of the best. I definitely recommend checking it out! You can do all the things you listed above and then some!

@Jeff Campbell I really like Innago. I only have one property so far but it has been very helpful with managing the property. It's free to use and you can do a lot of other things as well as accepting rent payments.

I would continue to shop around to see what other lenders say so you can make a more educated decision. I spoke to about 3 lenders before choosing the one I wanted to work with.

@Brandon Bitz Is house hacking an option? You could make your current home a rental and then buy a house hack to get a feel for investing while also decreasing your living expenses.

@Byron McNair There's a bunch of different ways. I'd suggest going through the forums/blog posts and seeing what others are doing. These are some strategies I see a lot of other investors use: driving for dollars, direct mail/cold calling different lists, networking with agents, networking with other investors, and just telling everyone what you are looking for.
