@Joseph Mceneaney We used some of the questions from Brandon Turner's book - The Book on Managing Rental Properties. I highly recommend it. 

Here are some of the questions we used:

Do you have a steady source of income?

What is your monthly household income? 

What is your credit score? 

Are you comfortable completing a background check? 

Have you ever been evicted or been given eviction notice?

Are you comfortable with us obtaining references from your past landlords? 

Will you receive great references from your past landlords? 

Why are you moving?

@Ryan Knutson I'd say it would depend on a lot of different factors. How is the location? Is it in a good area? How is the local economy? Is the population increasing? How high are the taxes? What's the cash on cash return? How much work does the property need? Is it an appreciating area? Does it meet your cash flow goals? These are a few questions I would think about. If everything fits what you are looking for then you should definitely consider it.

@Blake Biertempfel Start analyzing deals and learning the market you are targeting to house hack in. Once you feel like you have a good grasp on the market and educated enough to make a calculated decision then start reaching out to lenders/agents. Don't get stuck in analysis paralysis! Put your knowledge into action and get that first house hack!

@Bret Habura I just rented out a unit and had a lot of people contact me that just sent the automated message from zillow but once I responded never got back to me. It would be hard to know how many of those 17 contacts were actually leads unless you ask your property manager.

I'd definitely get a good inspector to go out there and see what problems the house has. I would also get a sewer scope.

@Jonathan Diaz We only have 1 property so far but we just had a turnover from the tenants we inherited and everything went pretty smooth. If you follow the systems in the book and what others suggest in the forums you will be fine! It takes some time upfront to insure your getting a quality tenant but it’s definitely worth it.

@Paris Scroggins I'd start with searching in your local REI facebook group for an investor friendly title company and then reach out to them for a contract.
