In my opinion, based on the info you provided it doesn't seem like a bad deal. It all depends on what your goals are.

@Jay Thomas I just started a few months ago but so far I would say the pros are I’m learning how to deal with tenants, how to handle maintenance requests, how the rehab process works, I will have more cash flow since I’m doing it ( which is good at this point in my investing because I’m focused on cash flow), and that once I do decide to hire a PM I will know what to look for. The cons would be it can sometimes be time consuming, stressful, and there’s a bit of a learning curve. I have learned a ton so far which will definitely help with future purchases.

@Albric Rosa In my opinion, it would be best to save enough money where you can afford the down payment and at least 6 months of reserves. If for some reason your tenant doesn’t pay rent, how would you be able to pay for your mortgage? Or what happens if an unexpected repair happens? You want to be able to weather the storm, whatever that storm may be.

@Ben Muska yeah it’s definitely a lot tougher nowadays! I’m paying around $500 out of pocket for my house hack. I’d say anything less then what you’d be renting for and having it cash flow once you move out is a win! Just keep getting out there and making offers. You’ll land something soon enough!
