Hi everybody, I was running some numbers on a property I would love to buy but Don't have anywhere enough cash lol. Anyway one of the first things I do when running numbers on a place is to find out what the taxes WILL BE if I purchase the property. The reason I feel like this is super important is because a lot of places where I invest the taxable value is super low. Once you purchase the property it becomes "Uncapped" this can be a disaster if you don't include the uncapped number in your analysis. This can be the difference between a property cash flowing or not. Just a FYI!

Hey Brandon, I love the podcasts! I work for Direct TV in a rural market so I do a lot of driving. I downloaded about the first 30 or so podcasts and am on 18 in about a week. I have learned a ton of stuff from you and the guests. Im pretty much buy and hold and like the multi units but I plan on buying Jay Scotts 2 books on rehabbing and flipping just for the great info. Thanks for the great site!

The other day I was listening to one of the bigger pockets podcasts not sure which one but they were talking about building rental property's up so you dont have as much maint. Like using 5/8 dry wall where you would use 1/2 normally that might help you as well.

@Shannon Trivett I have not as of yet. The unit has never been vacant long enough to even think about it. I do plan on looking into the stuff Andrew was talking about above. It sounds interesting.

Jay, Yes I live in the same town I drive by the unit almost daily. I also just purchased the house next door. I can't stress enough the importance of checking your numbers after you own the property to make sure it is performing as good as it could. Now that im back on top of it I can tell right away if something is off I check the bills every month and can go back and check them with years past. It was my own fault for being lazy just because the unit was cash flowing.

I see you said you are to excited about being a landlord? I would say to you to try it for a while learn the ins and outs of everything before you turn it over to someone to manage. I didn't want to be a land lord either but I wanted to learn the business first. If you learn to screen your tenants right away it's not a bad gig being a landlord. The other advantage is you will learn everything there is to know about the house you by and that will help you in the future when you look for your next place.

I have had the same problem in my 3 unit. I am looking into doing some sound proofing but it's hard when the unit is rented. I think the other key is tenant screening. If the person you are renting to is used to living in a house chances are they will complain about noise a lot faster then someone who is used to living in a duplex.
