I have had the same thing happen to me on a tri plex I own. The girl downstairs smokes pot.  I told her to smoke it outside. It works for a few weeks then it was back to the same. My advice is send them a written warning as Nathan said and keep the records in case you have to evict.

 This sounds like the identical problem I have been having. The girl has people over they party all night and the people upstairs complain. I told the upstairs people to call the police so I have a record. Then I called the problem tenant and went over and made her sign a letter stating she violated the lease and I gave her fair warning. I told her she would be evicted if it happened again and since then she has been good! I hope I just didn't jinx myself lol

Where I live in Michigan the town charges a 450 dollar deposit to the tenant to put the water in the tenants name. The next town over only charges 100

The gas and Electric are those per month? I just finished a analysis on a nine unit and the heat and electric were 8600 dollars for the year. Or do tenants pay there own? Also what is the water bill?

The 50% rule and the 2% rules are just guidelines to check out a property really quick. For me this one would not be a deal. There are better ones then this all over Michigan. If I was putting 15 to 20 thousand down I want cash flow and a lot of it.
