I was looking in the classifieds of my local paper. Believe it or not that's how I found my first deal. It took about a month to get the deal done. I only put 1000 dollars down but set it up for a higher interest payment.

I bought my second property with a land contract. The seller was trying to manage the property from out of town and it turned into a mess for him. I got a sweet deal and did a re-fi to pay him off about 2 months ago.

@Matthew Paul Thats great! I have that in my lease as well. I never towed anybody before. But I just might now lol I have a tenant who likes to use the lawn for her moms piece of junk cars

@Joseph Corlett Sometimes as they say. "One mans trash is another mans treasure" That being said the same feeling you have when you look at that duplex I have all the time as well. I look at a place run the numbers and think it's just not worth this much. Next thing you know someone buys it and I think , Who would but this place for this much? but people see different things in properties. I am still trying to figure it out.

@Brandon Turner I had a electric baseboard heater running full blast in a room for a year. Prob cost me a grand or more. Tenant never noticed lol.

Without knowing all the details I would normally say the multi family Because of the cashflow and also the fact that with 2 units better protection against vacancies.

@Larmon Cummings Jr Thanks for the question. Uncapped is the term my cities tax assessor uses to tell me that the taxes on a place I just bought are going to be a lot more then I thought lol. No what it means is that a property has a taxable value, state equalized value, and assessed value. A lot of times at least where I live the taxable value is way way lower then the assessed value meaning the owner is paying tax on lets say 50,000 but the property assesses for a value of 100,000. If you are paying any more then 50,000 for the property expect the taxes to up. I hope that helps.

Welcome @Douglass Benson Great to see a another Michigan investor. I own 2 multi family's myself. They are quite a bit smaller then yours. I hope to move up to larger apartments someday.
