I really need to start buying more single family homes where the tenants pay the heat lol

Biggest mistake I made this year was not paying enough attention to a cash flowing rental. I was just depositing the rent checks and paying the bills. meanwhile after 6 months I finally realized the water bill was way high. upon talking to the tenant I found out she had a friend move in and the friend was paying the tenant to live there. After I calmed down I informed her this was not going to continue and she would have to move out. So of course realizing my laziness I started to check everything on the property. The electric bill was totally crazy high. I called the electric company they ran some tests. I talked to the tenants and just could not figure it out. One day I was over there doing some repairs when I realized there was a electric heating element that really didnt work in one of the bedrooms. I thought I shut the breaker off a year ago nope thing was on wide open all fricking summer! I asked the tenant wasnt it hot in there? She says oh I never noticed. That little blunder cost me 60 dollars a month for almost a year.

Hey Mark, I am from the UP of Michigan right on the Wisconsin border. The Market up here is really low priced as are rents. I can't believe some of the prices the people in other parts of the country are paying. That being said there are a lot of great deals up here right now if you know where to look. Funny thing is fifty miles in any direction and prices go up quite a bit.

Hey guys, I have been a member here for a while but I never posted. I love the site! There is so much good info on here it is unreal. I started listening to the podcasts and decided it is time to get involved more on here. I love real estate investing and have done 3 deals so far. I consider myself a buy and hold investor. I have learned a lot from this site and I thank everyone who posts on here. I will try not to be so shy and start posting stuff.
