I just came across this post and even though I am way late I hope I am not too late to contribute to it. I am not deaf but I have worked with and supervised deaf employees in the past.  Is there any way I can be of assistance? I have found if you are sincere in your communication and you try to learn to sign a little to communicate that will go a long way.

I don't know where your rental is located in Austin or how much you get per month for rent but it might be worth upgrading your countertops. If you are just doing one apartment at a time its not bad at all. There is a great place just as you enter Cedar Park that has great quality stuff and does price matching with all the big box stores. I know it sounds far when people hear Cedar Park but right across the street is an Austin address. I am not sure if I can post the name of the business here since this is not the market place forum but if you PM me I will be glad to give it to you.

I would also suggest going to the local investor meetups. The investors there can be very informative about different areas and could help speed up your learning curve.

There are a couple of landlords in my neighborhood that do this and I can tell you they do not have good quality tenants at all. One of these rentals is next door to me and has been this way for the past 19 years that I know of. The owner of the property has never had quality renters. The other property that I know of a couple of blocks over is the same story just different owner.

I've tried to buy both properties for years so I could flip them but neither seller will sell. I know they get above market rents using this model but for me the quality of tenants isn't worth it.

Can properties be in a LLC for your loan programs? If so, then does a credit report still need to be run? I have series LLC in my S-Corp.
