This is interesting. I would like to know more about this. Is this fee in addition to the regular permit cost?

@Michael Ealy Thank you for the very informative post. I was wondering a couple of things. First, the two private money loans, did you have those the entire time you held the property or did you refinance out at any point? Second, I want to start with multifamily of 25 units or more. What would you suggest for a beginner like myself in the multi-family world?

I was told by an attorney it was not legal to purchase the redemption rights in Texas but I am not totally confident that is correct. I need to double check that and I would suggest you do the same.

Dan Castro is the person I would use. He has over 27 years experience on closing hard to close deals and he is a real estate attorney and has a title company as well. I will PM you his info.

Thank you everyone. Everyone has given me a lot to think about. When I ask investors how they are able to get so much done they always say it's because of the systems they develop. I see I need to ask them followup questions and be specific in those followup questions and I also need to be more specific on questions regarding systems here.

Like I said, everyone has given me some great information to think about going forward and it is much appreciated.

Everyone talks about either developing or having systems. I am at a loss, what are some systems people have and how did you develop them?

@Greg Lovern I agree with @Andy Mirza. The only thing I would add is do a Memorandum of Contract with the Seller and get it notarized and take that along with your contract down to your county or have your county file it. That way you will cloud the title incase that realtor tries to pull a fast one and you will have proof for the seller if the realtor tries to presser them into something just to try to make a quick buck.
