If I remember correctly, November's will have a constitutional amendment to be voted on to eliminate the possibility of a state income tax forever or at least if it passes until another constitutional amendment is introduced to change it back. if they were to enact a 8% property tax hike and a state income tax, I see where it could be very hard for people the barely qualify for rentals now to be able to qualify in the future.

Do you think if that was to happen we as investors would then have to change our screening criteria?

@Kris Wong Thanks, I'm hearing about four months. One pool company told me a month maximum so I immediately cut them from out list. They were just telling me what I wanted to hear and gave me a really low bid. They had some good reviews but their review numbers were so low it was probably family and friends leaving the positive reviews for them.

Are you looking for a homestead for a couple of years then rent it out or are you talking strictly rental property?
