I am thinking about purchasing a second home (condo) in Biloxi or the Gulfport Mississippi area if anyone would like to do a private money loan. I am going to put at least 20% down and I have a 750-760+ credit score depending on what credit reporting company you get my report from. It will even go a few points higher in the next month or so when I pay off my only credit card that has debt on it.

I am also looking at a condo in Myrtle Beach,SC and a house that has been totally gutted in Freeport, TX. I live in Austin about 3 1/2 hours away so managing the rehab would not be that big oh a deal for me.

Please let me know if this interests anyone.

@Matt Stricklen I read that. I also posted it on my company FB page. Really clever idea. I am trying to put together a monthly thing and if I can pull it of I will let you know. Depends if I will have a cost and if so how much but it might just work if I can market it correctly. It is just one idea of a few after your initial comment.

I was wondering if anyone has advice for me when it comes to marketing to divorcing couples? I have tried sending mailers, hand written letters and left sticky notes on their doors stating I am interested in purchasing their house with no luck or call backs. I would also like to mention I DO NOT state I know they are going through a divorce and their life sucks right now. I just thought I would mention that because I am sure someone would tell me not to mention that in my marketing. 

I am being consistent, I am a realtors assistant and will refer people to them if I get someone that would rather list their house but I first have to get the phone to ring. 

I would like to mention that I am located in Austin, Texas and it is a highly competitive market and that could be part of the issue but I am sure I still need to improve my marketing and any suggestions would be greatly appreciated.

I am not sure what this post is. Is this a property you purchased that you are going to rehab, are you looking for funding, looking for a partner, project manager since it looks like you are in California, are you tryin to market this as a deal or are you asking other information about this property?
