@Aki S. Hello, I would recommend Home Simple of Texas I know the owner personally and a couple of their agents. They manage SFR and commercial all over the Austin area but they Are based in Cedar Park and from what I understand they have great management rates but I am not in the rental market I just know the owner and some of the agents and they are top notch. No, for the quality and price it is not worth it to me. I go to Cabinets Plus in Cedar Park. They have great quality and I really don't think you can beat the quality, service and installers for the price. Then again that is me and I am big on quality and value.

Purchase price: $43,500
Cash invested: $1,200

This is a first lien home equity non-performing note that was purchased by my company Wubbieta Inc. at at deep discount.

What made you interested in investing in this type of deal?

First lien non-performing notes can be quite lucrative if you have the patience and know how to negotiate them with the mortgagee.

How did you find this deal and how did you negotiate it?

We were able to negotiate a low price because it was a 1st lien home equity loan and many financial institutions do not like to deal with those in Texas because of the length of time they take to foreclose on. Another reason was because the property is located in a really rough area of town.

How did you finance this deal?

We made a cash purchase because we negotiated such a low price for the note.

Hello Everyone,

I am searching for a detailed cost tracking spreadsheet to manage my flip projects and eventually new builds. I would like it to be Excel based or Google Sheets compliant and I would like to be detailed oriented and have a tab that I can track items ordered for my projects down to the individual item description, sku#, quantity, unit price and total price. I would also like a seperate area for labor costs.

I basically would like it like the Master Rehab spreadsheet in the files area of the sit but with much more detail. The following is an example of what I would like to do in addition to what I mentioned.

I would like to be able to go through a house on my laptop enter everything needed then send it to an assistant and have them research everything that is listed that does not already have a sku# for (not already previously purchased on other projects). Once they locate and enter everything they send it back to me or upload it to Google drive for my approval and once they have that they order those items.

Does anyone have anything like this I could get a copy of or do I need to hire a VA to create something for me? I just don't want to reinvent the wheel if there is something already out there I can get that is simple. I am even willing to send you a gift card or something for your assistance.

If I can get them to sign a deed in lieu even after all the city liens and years of back taxes my company still stands to make a great profit off of this note. The reason we are making sure we have the figures correct is if we have to foreclose but mowe hope to use the figures as a strong point in negotiating a deed in lieu to avoid the foreclosure.

@Account Closed We are going to be using an attorney. The mortgagee doesn't want the property but they don't want to sign a deed in lieu either. We are still trying to negotiate a deed in lieu and that's another reason for the figures. Even our attorney is puzzled by their thinking and reasoning.

@Account Closed After the first attorney gave me incorrect information I want to make sure I double check everything if not triple check everything here on out. The interest rate is 11.890% and the penalty interest rate of an additional 5.0% kicks in after 10 days or $10.00 whichever is greater. The loan was taken out on 1/31/2000 and no payment has ever been made to date. this note has been sold many times over.
