Hello,

I have a 3 unit which has been listed on Airbnb for awhile. I heard about the traveling work force as it is in a medical community in Augusta Ga. Got our first short term tenant. She signed a biggerpockets GA lease for 90 days and paid a deposit and past for a background check. 

The morning after she was supposed to move in she emailed saying she would not be coming to Augusta as planned. I let her know that per GA law she has to give 30 days notice to break the contract, but the lease does not have any other stipulations. 

I think I should refund her deposit. Keep the first months rent, and get it re rented for the final 2 months of her lease to let her off the hook for the 2nd and 3rd months. Thoughts?

Do I have to partially refund her first month if I can get it rented before 30 days is up?

That's awesome. Congrats! Where is the property located? We used to use Shannon Rollins for property management out of North Augusta, but they recently decided to focus on selling instead of management.

Your story is fairly similar to ours. We lived in Augusta for 5 years until moving back towards family in Atlanta. We kept out small house on the hill, rented it out and have been buying more every chance we get. Looking forward to connecting.

Hello Branden.

My wife and I have done this each year for the last three years with one of our properties. We are hoping to get more than one this year. We do an inspection each October/November of our properties to see which ones are furnished well and clean enough for a masters rental. We then will offer them the option of vacating for masters week (9 nights) to our tenants in exchange for free rent the month of April. If they are agreeable we have them sign a sublease agreement to sublease our property back to us for that time period. We have requirements for how the property must be left. We provide all bedding and linens, and do the turnover before and after the masters guests arrive/depart.

Augusta Ga is larger than your criteria but still a great market to invest in. It is growing for many reasons, but is still small enough (currently) to be avoided by most of the larger operators. Very affordable properties in places. You can likely find the properties you are looking for in the Augusta market.

Full disclosure: It's the only market I know anything about.
