@Aaron K.

Thanks for the thoughts. I would rather keep a strong relationship with them, then bicker about pennies but I would hate to leave money on the table.

Hello BP,

My wife and I currently have 4 doors/3 properties with a PM who we really like. We are currently paying 10%/mo.

We are under contract on a 4 unit property. I am wondering when is it appropriate to ask for a reduction in monthly % paid to our PM? Is 8 units enough? Total should be about 6K in gross rents when they are all occupied.

Should I ask for a reduced rate on the new ones? Reduced rate on all of them or wait until we have more properties?

Thanks in advance.

@Ben Dean

Welcome! We love the Augusta area for buy and hold properties. We are trying to add to our portfolio currently, but its getting a bit tougher lately. Still good properties to be had though.\

Let us know if we can help.

Hello Jennifer,

Congrats on the first deal!

My wife and I also invest in the Augusta market. We love it, although things seem to be heating up a bit currently.

Is the 4-plex also in Augusta? If so what part?

It can really be street to street. I think trulias heat maps for crime will give you a pretty good idea of the areas to avoid.

Hello Stan,

Quality duplexes can be hard to come by in parts of Augusta. Which area are you looking into primarily?

@Shelby Lunger

I use trulia's crime map to get a decent idea, but Augusta can be block to block in places. A good property manager can give you a better idea of what you are looking at. We have moved away from the area and are now 2 hours away. We try to drive our streets monthly to keep an idea of how the area is changing. I knew every road in a 5 mile radius 2 years ago but could not be sure now that I don't drive the streets weekly.

That being said, we have not had any issues related to crime in the 2 years that we have owned our properties.

Hope this was helpful.

Winn

Hello Lisa,

I thought that I received an email whenever Augusta GA was mentioned in the forums. I may need to check my email preferences.

My wife and I are looking for small multifamily properties. We are primarily focused on the hill area. Around Augusta University is our main area. Close to the school and hospitals. We own 2 SFR's, one on Stovall and one on Kissingbower. We also own a Duplex on McDowell. We love this area for rentals.

Let me know if you have any other questions.

@Scott Krone

Great thoughts. We will determine our roles first. Thank you.
