I'm a newbie from Arlington, and I'm currently working on my first Wholesale Mailer Campaign.  I'm doing my best to dive in and understand the business.  All said, I'm confident I'll be successful.

Did you find the efforts to fruitful?

I'm a Dallas/Ft. Worth ( DFW ) transplant, but from Philly originally.  I'm about to start my first mail campaign and would like to get your insight.

@Brandon Richards From all of my research (and its just research up to this point) Direct Mail is the best way to find the deals. I'm about to send out my first mail list **finger crossed**. It is feasible to find deals on the MLS, but they are few and far between. The best part about Direct mail for an agent; if they cant do the cash offer, you can always list the property for them on the MLS!

My biggest hurdle with direct mail is the cost. I'm currently doing the Dave Ramsey Financial Peace Plan, so all of my extra cash goes into paying of my debt. I'm going to work part-time and do side jobs to make up the cash for the mailers. I realize this will make my REI start slow-going. But, for me it's worth being completely debt free! I don't plan on taking on anymore debt at all, even for REI. For me, owning the property free and clear make more sense than carrying any debt.

What area's do you work in for your carpet cleaning business? I'd like to keep you in mind, should I need any work done.

@Brandon Richards From my small amount of experience, you are doing it right.  In my opinion, the podcasts have the largest amount of actionable information all in one place (and for free!) 

What are you looking to get into for REI? (e.g. Wholesale, Buy/Hold, Fix/Flip) I'm currently working on wholesaling and traditional RE, but will move into Flip and Buy/Hold later. For me, its the best way to gain knowledge and experience, and to network with others while "bringing something to the table." This isn't from any Guru or Pay-to-play classes, just my business plan.

That being said, be careful as well.  Yes, the market is hot right now.  But, with that comes a lot of hacks and dirt bags.  For me, if it doesn't feel right, seems gimmicky or someone just seems slimy, I'm going to let em' walk!
