I'm assuming the Realtors are trying to "lock up" the deal, so you won't go find someone else.  That being said; if I was a realtor (I'm not), I would not start a business relationship by pushing someone into something.  I would try to prove my ability and trustworthiness, so you would want to come back to me with out "exclusive" paperwork.  After all, I wouldn't want to work with some who is being forced.  I guess you could break it down to the realtor having a lack of people skills.  

@John Oyedeleit is realistic to find properties in Arlington. However, the market is still HOT, and they go fast. Do you have MLS access or an agent? Good deals are usually gone before they hit the big RE sites (e.g. Zillow, realtor.)

I have a trustworthy agent if interested (full disclosure, I'm marred to her.)

Robbie, if you are out of a job and have no money I would suggest finding another job. Anything to put cash in your pocket. In ordered to make money, your most likely going to need money! There is no get rich quick in REI. And most people who are looking for a quick buck, fail and lose motivation. Don't get me wrong, REI can be very fruitful! But in my option, it's a "get rich slow" strategy. Just my 2 cents.

Sawyer, let me start by saying I own no property and am probably about as new as you are. My plan is to be a REI. However I am working to get enough cash before I get into a deal that makes sense. You are eager and willing. That tells me, you are willing to go out and "drag home diner!" If I were you, I would come up with more cash before I jump in. Eager is great, but you have to me calculated as well. As far as getting more money. Like Dave Ramsey says, you can make an extra 1500 a month delivering pizza. Do that for 6 months and you have 9000 dollars for a start up. Just my 2 cents. Best of luck brother!
