if you have a knack for finding that many good deals why not both. Flip the best deal and wholesale the rest.

Lots of areas in Ohio you can invest in with that price range as well.

Quote from @Jacob Sherman:

Anything under 100k is tough these days

Conventional, fha all reasonable but bank statement is rough. 150k is usually the lowest but they will do down to 75k with consideration.

Does anyone know of any lenders willing to do a bank statement loan under 100k? or any other creative financing. Purchase price 89,500 client has up to 15% down. Also what are the dti requirements? This will be a primary residence. Any other suggestions would be great. She is 1099 her 2023 taxes are great but 2022 has quite  few deductions and does not have 5 years of the same 1099 experience. Just trying to save a deal here lol.

It is certainly harder to house hack that's for sure. But, if when you move out rents cover the bills then its an ok deal, if it covers every thing and leaves you positive A couple hundred per door then that's a good deal.

Quote from @Michael J.:

Using Google Local Services ads for high intent leads that want to list now.   Have a system in place to qualify the leads and you convert the appointment.

Ive tried google ads in the past with mixed results. Trying to keep lead cost down right now as im getting waxed from realtorDOTcom and there lead service.

In my experience, most brokerages will take anybody even if they try and make it sound like they are somehow more exclusive. Make sure your asking about ALL of the fees and see what the brokerage is willing to pay. My current brokerage pays for my dollop, E&O and we have no fees out side of a franchise fee per transaction plus your brokerage split. No copying fees, desk fees ect, and they often provide us with free stuff which is cool. Good luck!

So just curious as to what everyone is doing for listings right now? I don't really want anymore buyers (unless they are in the upper price range) as I have a few and I can't find them anything and when we do its multiplies with just a chance of getting an accepted offer. I have a few listings in my pipeline, one at the end of July, one waiting on probate which should be done soon, one waiting for family to argue out what's best for dad when we sell his house ( no timeline), one smaller sale they hope to list within the next 3-4 weeks and one that is an old co-workers dads house they've just been dragging their feet on cleaning it out and listing but talking price the want more than its worth ugh. I don't not consider these guaranteed since we all know anything can happen but I do have previous experience and a good relationship with all but 1 of these.

Wheres everyone getting listings, I've tried sending letters to expired's within the last 3 years got one call but now he's not answering, I've sent out letters for my recently sold's. Ive sent letters to homes that I drive buy which have tall grass and I never see a car. In the past I've had luck messaging fsbo on Facebook market place but lately most of them want too much or they are a wholesaler ugh! Low to no cost ideas are the best. Whats everyone else's inventory like now? Are you finding that a lot of new listings are probate, estate ect?
