Nerves of steel, patients and a good way to track payments like quickbooks. Have you gotten any quotes from and property managers honestly it takes a special kind of person to deal with some of these tenants.

Try and Find someone that will epoxy over the old ones for cheap if that's an option. IMO it looks good, its cheap and your not going to mad when you have to replace them.

Youngstown/Warren Ohio is great. We see an average of 12-15% gross cap but 20 is not impossible. I just sold a house for 45k tenant in place and paying $850 a month.

Im not an expert in the Florida market but I've heard the insurance rates are astronomical and with the recents storms/Hurricanes they are predicting another increase. Do you think this, along with inflation could potentially price out some people on a fixed income like retirees?

Is this going to be a primary residence? There are 100% finance loans available. Or maybe take a home equity line out on your current residence.

I would probably find areas with high a cap and reach out to a realtor in a few areas and see what they can come up with for you or possibly help you with local sheriffs sales or off market properties.

Im in Ohio but I found a company that will test for free. They swab, tell you the level and threat risk and provide a treatment plan if necessary. Bactronix is the company but not sure if they are local to you.

Wait until closer to the time you wish to purchase. Do not wait until you find the right property for all we know that could be Sunday afternoon and getting an approval, while not impossible but more difficult for sure over the weekend. Ask the lender how long your approval is good for. Ohio is 60-90 days not sure if its different elsewhere.
