So just curious as to what everyone is doing for listings right now? I don't really want anymore buyers (unless they are in the upper price range) as I have a few and I can't find them anything and when we do its multiplies with just a chance of getting an accepted offer. I have a few listings in my pipeline, one at the end of July, one waiting on probate which should be done soon, one waiting for family to argue out what's best for dad when we sell his house ( no timeline), one smaller sale they hope to list within the next 3-4 weeks and one that is an old co-workers dads house they've just been dragging their feet on cleaning it out and listing but talking price the want more than its worth ugh. I don't not consider these guaranteed since we all know anything can happen but I do have previous experience and a good relationship with all but 1 of these.

Wheres everyone getting listings, I've tried sending letters to expired's within the last 3 years got one call but now he's not answering, I've sent out letters for my recently sold's. Ive sent letters to homes that I drive buy which have tall grass and I never see a car. In the past I've had luck messaging fsbo on Facebook market place but lately most of them want too much or they are a wholesaler ugh! Low to no cost ideas are the best. Whats everyone else's inventory like now? Are you finding that a lot of new listings are probate, estate ect?
