Call an agent would be the best/easiest. Can also use current rents and desired cap then plug them into gross cap or net cap formula to get somewhat of an idea.

Im local to Youngstown Ohio area, but you can get a nice duplex or triplex for 200k or less with 15% gross cap if you look hard enough. You might be able to get more than 1 if you look in a C Class neighborhood.

Are either of the houses your mentioning accepting rto or seller financing. I know there was one in Youngstown for I believe 45 rto with 2500 down. I assume there's not much equity in the other homes to pull out and use?

Ive found buyers for several of my listings on fb market place, usually I run an add for about a week $5-$10 a day. Offer to pay and agent a flat fee through there brokerage if they can bring a buyer.

Next question would be did you read and sign the settlement statement from title? I don't believe the title company is to blame here.

Maybe see about a 3-1 or 2-1 buy down program to temporarily lower your interest and refi when it gets better.

Im really not sure how they can take 2.5% from the next agent But anything is possible. Maybe call the broker, But likely they just want paid for time and effort so far. Did they pay for staging, professional photos or ads? Maybe tell them you want to see a new marketing plan or sell strategy.

Nerves of steel, patients and a good way to track payments like quickbooks. Have you gotten any quotes from and property managers honestly it takes a special kind of person to deal with some of these tenants.

Try and Find someone that will epoxy over the old ones for cheap if that's an option. IMO it looks good, its cheap and your not going to mad when you have to replace them.
