Hey Guys!  Two questions for you...

I have a beautiful new rental I am currently screening tenants for.  Have a candidate (...or candidates) where credit, criminal Hx, rental Hx, income, etc.... are all GREAT. 

The two things that stand out (that I'd like some insight on are):

1)  The candidate is actually a woman and her sister.  Both in their later 40's.  No kids, and again......everything else looks great.  Any red flags with "roommates?"  If you rent tot hem, do you add them both to the lease, or choose one of them to be accountable?

2)  They have a 7 year old, medium size Golden Retriever.   They have provided references from multiple tenants and landlords stating that it is well behaved.  Once in the past, I rented to a family with a LARGE well behaved dog, and it worked out perfectly, but feels risky.  Your thoughts?

Hey everyone!, I am from Indiana and very keenly interested in Subject To. I typically invest in flips and rentals, but have an IDEAL subject to deal that sort fell into my lap. Just not sure of a good local lawyer, and how to get the ball rolling. I've been reading the forums, and they are helpful to an extent, but there seems to be a TON of variability in the responses......yet everyone says it's fairly easy. Is the key really to just find a quality lawyer? If not that, then what? Any suggestions for an Indiana lawyer (specifically Fort Wayne?)

Thx for reaching out! In regard to my comments on property management, I actually have begun interviewing some, and have tentatively chosen the one I intend to go with. Of course, it is not written in stone yet, but I'm well on my way.

Hey guys! Just wanted to say hi! I'm new to the forums, but have been listening to the podcast for quite sometime (love it!.....usually). :) Currently have invested in flips and rentals. Eager to begin implementing property management, expand my rental portfolio and explore mulitfamily unit investing!
