Hey everyone,

Just wanted to follow-up on this post and let everyone know, @Ben Leybovich's CFFU Live Event this past weekend was GREAT!  I got a chance to see and hear 1st hand Ben's approach and properties.  Also, @Brandon Turner was there, which was a very cool bonus!

Even if you missed the event, the CFFU materials are well worth the investment - I have absolutely no regrets.  Thx Ben!

Hey everyone!,

I recently set up my Solo 401(k), and will soon be up and running!  I am curious to know - what is your preference for your Real Estate dealings within your Solo 401(k)?  Flips or Buy and Hold?

In Indiana (which I am from) there are MANY discrepancies in dates, process, etc...  Especially amongst the northern counties.

I'd suggest you get on the county's website (or municipality that hosts the sale), and see.  Most of the north states are happening RIGHT now, or just recently past, but are generally held annually.

Interesting scenario.  I have a VERY similar thing happening right now....

My problem is, having never been down this path before, where does one procure forms for such a transaction?  Does everyone's lawyer prep them?  Are they prepped each time, or can you have someone create a "Boiler Plate" template to be sued over and over?

I know this is an old thread, but I am considering a VERY similar multiplex in Indiana.  I'm curious to know how your deal shook out, and how things look now that we're ~5 months down the road.  All good?  Do it again?  Any surprises?

Jim,

I am a FTW investor as well.  Always have done Rentals in the past, but similar to your house, I recently bought a house for 45K, and sold it for $72K.  As such, I found myself in need of insurance for a flip home.  Through another contact, I was given the name of someone who was able to quickly set me up for 3-month coverage (renewable every 3 months as needed) for roughly $250.  Expensive, but not as rough as yours.  If you're interested in the contact info, let me know.  Just send me a private message and we can go from there.

Great feedback everyone......much appreciated!

@Jared Kepmer - I'm not so much looking to stop taking CC's or MO's as much as I am looking for 1) a more standard method of taking payments to make life easier and 2) provide a "carrot" for my Lease / Purchase candidates by helping to build their credit by having on-time payments that are tracked by the credit bureaus (sp??).

Any other vendor suggestions?  Thanks!
