Another question for the group - Do you mostly install these floors yourselves or hire it out?  I'm asking, more to get a sense of if you hire it out because it's difficult, or if you hire it out just to save yourself the time and money?

@Dawn Anastasi   - Being in Ft. Wayne, IN I have access to Menard's as well; I just haven't stopped in to check them out.  I'll have to do that this week.  That said, would love to see your before and afters!

Hey everyone! 

I'll be starting my next rehab this month, and have been considering my flooring options.  I am curious to know your thoughts in regard to Allure Vinyl vs Lowe's Versions vs Laminate flooring.  I've found some other threads about this, but have the 3 specific questions below.  Thx!

My questions for the group:

1) The allure that you stick together vs snap together seems like there's more margin for error when installing. Any thoughts here? Any poor outcomes with it? Have also heard that the vinyl holds up well, but not the adhesive.

2) Below I've tried to paste my pictures of from some of the shopping and cost comparison from yesterday. I'm curious to know if anyone has used Lowe's product (Shaw - Resilient / Nature Floors). Lowe's product is certainly more cost effective from what I am seeing here, but everyone seems to love Allure. (...and both company's install for $1.50/sq ft) What makes Allure > Lowe's Products which are cheaper?

3) Any other vendors that you know of that can do better on pricing if I am willing to install myself?

@Pablo Pozo   This is a GREAT question, and I can relate, as I am in a very similar equity/rentals scenario.

IMO, there is no right answer to this question.  Some people love leverage, I appreciate that.  Some people love owning owning rentals free and clear, and I appreciate that.

Here's my $0.02 - I am a working professional in healthcare, and as such do real estate on the side to prepare for retirement / college savings for kids.  My end game is to own rentals free and clear.  THAT SAID, as mentioned already, rates are UNBELIEVABLY low.  While this is the case, I intend to finance all I can......once rates start to creep up, I'll shift my focus from leverage toward the snowball method of paying down each property at a time.

Don't know if that helps, but as a conservative investor, this is my approach.  Not right by everyone's standards, but it's right for me.  Good luck!

@Evan Manship  - This is a great question!  Being a semi-fresh investor, I am eager to hear the responses......ESPECIALLY after having seen so many posts lately about folks who have done Seller Financing INCORRECTLY and not used RMLO's, had them properly recorded, etc...

I'd love to hear how you progress through the deal, and your thoughts on the outcome once you've completed it.
