Hey everyone,

Wasn't sure of the best place to put this, but...

I am considering purchasing a nice Duplex in Indianapolis.  My bother/sister in law are moving back from England, and will be renting for a while.

Looking for a duplex that was built to be a duplex (...as opposed to a converted SFR).

If you have anything, preferably turn-key or post-rehab (but I'm open), let me know.

Hey Guys!,

I have started a Facebook group entitled "Fort Wayne Real Estate FSBO" with the goal of allowing users to post want they are in search of renting/ buying or for sellers to post what they have to sell!  I started it about 4 hours ago, and am already having people post what sort of houses they are looking for!  I'd welcome folks to jump in - it may help you find your next buyer or tenant!  Let me know what you think - Feedback is very welcome!

Personally, I chose to rent my first home after we moved out 8 years ago, and it has been GREAT. only 3 families have come and gone with only 2 weeks of vacancy during the whole time. Assuming you screen VERY well, and your property is attractive to renters, I think you'll do well. ...but to Jon's point, the question might not be, to rent or sell, but rather, what ELSE can you do with the funds if you cash out now? What's your ROI by renting vs what you might be able to do should you sell.

...that said, I do not regret renting my first home.  Good choice for me.

Very interesting!  In all honesty, I haven't yet done the thorough research required to understand the appropriate level of personal involvement.  Honestly, from a true "investor" standpoint, I'd like to minimize my involvement, but @Daniel Dietz's comments have caused me to think about it.  Good stuff!  Thx!

Dan - Thx so much for the insight!  I appreciate hearing the other side of the "argument," for lack of the a better word.  It sounds like you've found success in simply holding rentals in your SDIRA - Do you have others manage said properties so that you're not directly involved?

@Tara Piantanida-Kelly - That's very insightful!  Thx so much for the feedback!  I have so many questions, I don't know where to start.  I may have to follow up with you downstream.

I only mention Flips vs Holds as that's what I have done in the past.  Have considered Hard money loans and Tax Liens (....but we have just passed the annual Tax Lien sales in most counties in my area).  Haven't given any consideration to notes investing!  I'll need to dig in.

Hey everyone,

Just wanted to let everyone know, @Ben Leybovich's CFFU Live Event this past weekend was GREAT! I got a chance to see and hear 1st hand Ben's approach and properties. Also, Brandon Turner was there, which was a very cool bonus!

Even if you missed the event, the CFFU materials are well worth the investment - I have absolutely no regrets. Thx Ben!
