I am SURE I am just overlooking them, but I'm struggling to find any documents on BP for Lease / Purchases.  I know best practice is to hire a lawyer to draft docs (and I will), but would like a decent place to start by reviewing some example docs so that I can know what I want when I ask for legal help.

Curious if:

1)  Anyone has a link or directions on locating the Lease / Purchase templates that I'm sure I am overlooking?

2)  If anyone has docs of their own they'd be willing to share.  (Especially, anyone in Indiana!)

Hey guys!  Could sue your input...

I have been a Small-time landlord for sometime in SFR's, and am looking to stop taking rent payments via Cashier's Check/MO's.

I would like to know:

1)  Your preferred electronic method/system for collecting rents.

2)  If you know of any systems that I can use that record payments for the sake of letting rent payments count toward credit scores (i.e., can help to build a tenant's credit score by paying on time, etc...)

Agreed....Walk.  I'm an Indiana investor, and there are FAR better deals than this.  

At $600/month and a cost of only $30k, it passes the 2 percent rule, but ti won't even come close once you consider vacancy and repairs.

There are lots of better deals for your money, IMO

Hey Dennis!  Welcome!  I'm an active investor in Ft. Wayne, Indiana.

It's tough to say that a loan officer would be a BAD mentor, but not likely where I'd start (....unless they were an investor on the side).

I'd start digging on the site here, looking for people in and around your area doing what you're hoping to do, and just start talking with them.

Also, are they any REIA groups in your area? (Real Estate Investing Association)

I'm a local (FTW) investor.  I have yet to use a wholesaler for my deals, but I'm certainly open to it!  A deal is a deal regardless of how it comes to me!

Hey @Account Closed  (...and @Jerry W. ),

I am a local investor in Fort Wayne.  I have lived her for close to 20 years, and know the area QUITE well.  I have 2 rentals now, flipped 7 and am researching a possible Subject 2 deal and possibly a Lease/Option.

FTW's a fantastic place to invest.  I haven't YET partnered on anything, but am always open to discussing what opportunities there might be.  I am a well educated guy (MBA and Doctorate) and have a solid baseline of Real Estate Knowledge.  Also have a decent network of local folks for various needs.
