Hi Tammy,

Contracts of different types that wholesales use are typically purchase and sale agreements, option to buy, assignment contracts.  Search these terms in the forum and you'll find a wealth of info.

Bet and safest bet is to have a local attorney draw one up for you that is specific and abides by the laws of your state.  Second best bet is to go to an office supply store and purchase these standard forms off the shelves.  Hope this helps.

Hi Amy!  Vacation rentals are a great idea for us powder chasers!  There's a few things to think about before jumping in however.  

I wouldn't consider a vacation rental a proper real estate investment, unless you plan to make a business of acquirin and managing your properties.  

One key point to consider is that property management fees tend to run near 50% in these resort areas.  

Also, it's not so easy to chase storms when your property has been rented that week.

Post: Turn your own handwriting into a font

So I'm putting together my first yellow letter campaign, and I know I need to handwrite the addresses on the envelopes for maximum open rate, however the handwriting font I would be using on the letters wouldn't match.  The perfectionist marketer in me thought, "How do I turn my own handwriting into a font?", so that the writing on the letters would match the writing on the envelopes, and offer maximum authenticity.

I found this website: http://www.fontifier.com/  Download the template, write letters in the boxes in your own handwriting, scan it, and pay $9 to get your very own font.  Quality is pretty good and having a font of your own handwriting, which can save you hours of actually writing, is priceless.

Another vote for Buildium.  I've never had a problem with them and it makes it SUPER easy for the tenants to pay - always a good thing.  For those who don't have a website yet, they create one for you as part of their monthly fee.

Regardless of who you use, please make sure you have the appropriate encryption on your payment page in order to accept payments.  This happens often and makes it very easy for dishonest folks to steal from you.

Hi Shahriar! Congrats on finding your first deal! It can be scary even if you're local, know the area well, and have stepped in the house. My best advice is to find a great agent who you trust (sounds like you have), and do all due diligence before the investor period opens. Have your agent get the contracts ready the day before, and submit ASAP the first morning. Some may even get away with submitting the night before. And don't forget to breathe! My first house was also a HUD home. Good luck, let us know how it goes!
