Thanks for the reply @Brandon Turner! I also have a call into another PM company in town that rents to them. Sounds like it could be a good steady stream of tenancy.

Is this the LDS Church @Brandon Turner? I just got a call from them inquiring about one of my units. Sounds like a good deal right?? Church pays the rent every month. But... they cycle in and out every few months, and it's not the missionary themselves on the lease, it's the church. Plus I assume it's mostly young men, you know what young men do - for the most part it's not cleaning or quiet time. Gives me just a little bit of a red flag. What has your experience been?

Depending on your contract there will be restrictions but it's not impossible.

As far as conventional lending, depends on the shape of the property. I've been told if the property qualifies for Homepath "Renovation" financing, it will most likely not go conventional due to the amount of repairs necessary.

Lots of potential there Matt, looks good!

Best recommendation I can give is to get a direction from the neighborhood - what do the nicer, remodeled houses in the area look like? Vibrant, strong colors, or more muted, modern colors?

Also consider your purpose. Probably don't want to go too extreme if it's a flip.

I like Pinterest for ideas. Houzz is good too. Search "craftsman exterior" or something like that. You'll probably go from absolutely no idea what color to paint it, to trying to decide between three or four great color schemes.

I realize every situation is very different, as well as great variance in local costs, however what has been your average cost for building the dormers alone?

Has anyone ever added a bathroom via dormer in a craftsman or bungalow?

In my market there are a ton of 3/1 craftsman houses, bathroom located on main floor, many in awkward locations (accessed only through a bedroom). Most of these houses have one or two large bedrooms on the upper floor. No need to sacrifice bedroom space, most have potential for adding space by building out dormers.

Interested to hear your experience with adding a dormer & bathroom. Cost? Problems? Worth it in your case?
