Hi @Nick Beeler, have you completed any deals yet, even on your own?  Cash investors will be hesitant to jump on board unless you have a solid record under your belt.  I presented essentially a one-page with the info about the deal and my last few completed flips when approaching private lenders, made all the difference when they saw I had a track record of success.  Took about three deals before I was able to get any traction.

Hi @Sean Thompson!  Builders saw this coming and have staked claim to the outlier cities beginning a few years ago.  Deer Park and the West Plains are being developed rapidly.  They're still not quite as popular as Spokane due to being more rural, but still a lot of activity, rising prices, and low inventory.  Hillyard and Lidgerwood are in high demand right now for both investors and owner/occupied, Otis Orchards less so.

There is not an area of or around Spokane that is a hidden unknown gem of opportunity anymore, as it was three to five years ago and beyond.  There are some pockets around town that were or are still not desirable neighborhoods, high crime etc, that are being rehabilitated where some general investment opportunity lies.  That all being said, opportunity is everywhere if you look and work for it. Figure out your investment plan and then pursue it, you'll find plenty.

There's just not a lot out there, we're approaching historic inventory lows.  There's a few investor group meetups in town, and some really active wholesalers.  Reach out and start networking!  Provide value, and you will get it in return.

Common problem in Spokane.  I'd do it and have, just prepare yourself for cost to fix.  In my experience, the highest cost has come from asphalt tearup & replace, whether the main is in the alley or the street.  If it's in the alley and the alley is dirt, you're in luck.  Call Kalin Excavation, highest integrity in town and great prices.  Get a quote and bring it back to your sellers, that way your ask is justified.

How and when - there were some deals that low floating around a few years ago, but I haven't seen one in quite a while.  Congrats on the deal!
