Call your local electric company and request high/low/average electric bills on the house. The high/low/average is a crucial piece of information, I would have offered on two pieces of property had I not obtained this information.

There are quite a few things that usually come with foreclosed properties - lower prices, lots of work, uncertainty, and dead lawns.

What are your best methods for turning a dead yard into a beautiful, grassy, resale-friendly area in just a few weeks or months? Sod doesn't count unless absolutely necessary, trying to save some dollars here.

Water, water, water is key. What else? When to fertilize, when to till, etc?

Lots of articles out there but none specifically for flippers with our unique needs & goals (trash to cash in a short time frame). Let's hear your tips!

@Jacob A. in that case I'd say save it for last. See what you think when everything else done - if you think it may put off potential buyers as-is, it'll only put you out $30 for a gallon of paint. Otherwise sounds like it's in decent shape, won't add much/any resale value, better off to leave it alone. Put your time into looking for the next flip!

Do you have an image in mind for the finished interior? Based on that I'd say either keep it original but clean it up for a more classic look, or would agree with your wife that a whitewash is always classy, especially if going for a slightly more modern rehab.

Sure that is the speedy way to go, but do you really think that's the most appropriate for someone who is not a practicing lawyer and/or CPA?

Always seek professional advice - every situation is different, best to sit down in front of your lawyer and accountant. Besides, as you get further along in investing you will need these professionals.

Give it more like two weeks to be realistic.
