When you start talking about investing, seems like investors pop out of the woodwork everywhere.  Keep the conversation going, you'll find plenty more.  Way to begin the process!

PS my favorite way to scope out neighborhoods and potential properties is the run or dog walk in the area.

Hi David,

Is it currently listed on the MLS? Is it in a tougher location perhaps?

Kristin

I have a truck and used to do this myself with friends and family, but it's tough work, and we're not pros - sometimes we'd ding & dent the items.

Now we pay "junk haulers" to move the items for us.  They're equipped and willing, my back is worth more than saving $50-$100 to move a fridge.  Search "haul junk" "move appliances" on Craigslist.  I actually found my guys through a magnet advertising their business on their truck.  Definitely use a licensed business.

With that limited amount I'd drive for dollars too. I may be wrong, but I'd bet percentage wise this will be a higher return than a list - these properties you KNOW are in rough shape.

I also had issues with GoDaddy and using their interface.  Even though I consider myself a tech geek I still had a hard time navigating it.

I've switched to Siteground and am very happy.  Fair pricing, immediate support, easy to use.  Scalable as well - pay less when you start out, more only when you need it.

I've used Mailchimp exclusively for my marketing business for years.  Their reporting is superb, they've got TONS of great templates to choose from, and full ability to customize anything if you're a coder.  Great support.  Plus you can't beat the free sends.

FYI beware, however, of sending to a list that hasn't opted in, using Mailchimp or ANY email provider.  Your account can be flagged for spam very easily.  Google CAN-SPAM laws for more info.
