Looks like a nice rehab, @Shahriar K.!  If you don't mind, can I ask who you used for construction and staging?

This IS a bit of a rough neighborhood, though not the roughest in Spokane.  Sounds like you just "lucked out" with some rotten kids nearby.

I've had some success with "security cameras in use" signs, you can buy them at the Home Depot for $3.  You could also mount some dummy cameras in obvious places.  Something else I've heard is putting a TV inside the unit on a timer, so it's on from say 5pm to 11pm, giving the appearance of someone being home.

Your price looks more than fair for your location and level of rehab.  It does just take a bit more time in that area.  Maybe have your agent call some investors they know to see if anyone wants to pick up a nice rental?

@Account Closed Yes, I have a rental property in West Central.  There are some pockets that are great rental neighborhoods, and there are some areas that are really rough.  She's probably in one of the rougher ones.

I self-manage, and as with any area have found that it comes down to tenant selection.  I screen my tenants thoroughly, and have rehabbed the properties nicely enough to weed out the lowest income brackets.

There could be a lot of things going on.  Bad neighborhood, terrible tenant screening, no drive-by checks to make sure upkeep is fair, etc.  Unfortunately a great PM doesn't seem to exist in Spokane.  I don't have experience with a great PM co enough to recommend, and have asked other real estate professionals and investors and no one raves about a company who gets everything done and takes care of their clients' properties like they were there own.  I do know a few you should definitely stay away from however.

@Cheyenne Davis, the inland NW is a great market.  You should be able to accomplish your goals in Spokane.  I can't speak to Post Falls as I don't have specific experience there, but it is similar to Spokane, if slightly more rural.

With a great management company she should have no problems other than taking checks to the bank.  

However, there is a lot to consider in a decision like this.  Sounds like she might have some soul searching to do.

I've been using LeadPropeller for a few months.  I love it.

I'm pretty well versed in Podio and thought very seriously about using it but would have had to design the apps (which takes time) and requires a bit more maintenance.  LeadPropeller was ready to go from the start.  PLUS you get killer websites that look great and are super easy to set up.  And every time a lead comes in, you get the option to have it texted to your phone so that you can call them right away.  This may or may not be possible with Podio but if so would require some serious integrating.  

Bottom line - the time and effort LeadPropeller saves me is well worth the time and money.

@Dana R. are your condos cash-flowing?  Also, what are you doing for property management?  What is your best avenue or platform for marketing your properties and creating bookings?
