Highly recommend Adrian Da Silva with Perfection Roofing, he's done 5 roofs for me now and I've never been disappointed.  Better work and lower rate than the other guys - he usually ends up fixing their work!

@Jeff Wittig, my State Farm agent said a flip could be insured if a licensed contractor was listed as the General Contractor on the project and carries their own insurance, etc (as they should).  Not sure if that differs by agent, office.  Best of luck on your project!

I second what @Dan G. said on the first three!  I have never worked with Vista so can't say anything either way.

Hi Jack, what are your goals?  Immediate cash flow?  Long-term appreciation?  Equity in rehab or turnkey?  Start there then work your way backwards to a property that meets them.  My advice is always first - don't buy in a location you wouldn't live in yourself.  There's some of those in Spokane (for me at least!).
