New Wholesaler!! Cash Buyers List or Find A Deal...

Hi,

So I've been told that I should build my cash buyers list first before finding a deal. I've also been told that finding a deal is more important and should be the first thing to do. As a new wholesaler, it's making me hesitate on what I should actually do first. Any advice would be very much appreciated.
