@Shawn Ackerman my rentals are 1.2%-1.5% range.

for example I have just rehabbed a 3BR SFH in Flossmoor, IL . Its rented for $1575 for a long term ( 2yr) lease.

The Net Cashflow on the property, if financed ( 75%), is about $400/mo.

Its now listed in BP marketplace. PM me if interested.

to add more about village rules...

Any property non-owner occupied ( like us investors) needs to submit an as-is architectural plan, even if you are doing just a paint job - dollar amount  does not matter, you also have to submit a refundable $10K bond as earlier mentioned.

Final advice, do not try to do any work without permits!

What about if the rent is higher than the approved voucher?

For example in Cook Co, each ZIP have a max limit that voucher will pay- e.g for a 3BR, say its $1400. Now my advertised rent is $1600.

Few landlords get the $1450 from the voucher and the balance ($200) they take directly from the tenant. This practice is actually NOT allowed in Sec-8 program ( AFAIK)! You can not have the $200 payment as part of the Lease.

In this situation, can I say "The $1600 rent is not approved by Sec-8 voucher so I can not work with you".

Any thoughts on this?
