Evergreen Park, IL for cash flow

I am familiar with Chicago south side rentals of SFHs, but not Evergreen Park which borders the south side Beverly neighborhood.  Any rental investors familiar with both areas?  

More specifically, I am looking rental management experience such as how fast vacancies are filled and rental prices, as a comparison.  Any other contrasts are welcome.

hi Cee!  Evergreen Park is generally not considered a rental area largely because of higher property values and costs. also there is very limited inventory.properties won't sufficiently cash flow there.please contact me for further information on decent areas of cap Rates
