Post: Looking for Evergreen Park Architect for a small rehab job

Just came to know that Evergreen Park. IL village needs and full Architectural drawing to submitted for even a paint job, if you are an investor!! Also, you need a $10K Deposit no matter how small your rehab is! All these rules does NOT apply if you are an owner occupant!!

Anyway, so I am now in a need for an Architect, who can produce an "as is plan" drawing that i can submit to the village and get started on my rehab permit.

Any recommendation for a budget Architects who is familiar with Evergreen Park in Chicagoland is greatly appreciated!

I have to think twice before I buy any more property in Evergreen Park!!!

@Amir B., You should/need not be opening a LLC to just get started on REI. LLC can come later.

You can start buying properties in you own name and get conventional loans (typically up to 4 properties) to free/preserve up capital you have.

You really went creative with your financing! Did you consider the cost of money (purchase price)) in your net profit?

Good experience to learn the ropes and you can now go for the next deal and hope you make a considerable bigger profit!

Sorry @Aaron Ryan. No luck.

You have to really visit/talk to the local community banks and may get a break!... But I did not do that!

The lending situation also have loosen a bit  in past year or so.

This is really a deep wisdom you are sharing in your post @Cameron Skinner!  ... so true!

I also agree with what others say about going after money Vs serving the

customers of your business ( tenant for example).

First solve/help problems of others and money/wealth will follow!
