This  is good topic to discuss... I am also interested in those stats.

I think the big guys like Zillow, Trulia, RealtyTrac etc are using some Big data for their reporting and analysis in the RE markets.

May be it is a good startup idea and provide some tools for the REI community with Big data... any takers??

When you say you get portfolio lender to fund your properties, are you getting the loans in your name or you company name (LLC?)?

Hello BP Nation:

Any recommendations for  GC  and a property manager in Hammond, IN area?

I need mainly following works done:

  • New roof with some repair
  • New Laminate wood flooring (pergo type)
  • Painting the whole house.
  • Some drywall work
  • Some plumbing work for  Washer/Dryer and gas line for Oven.
  • Some rearrangement of kitchen cabinet work.
  • Minor HVAC duct work.
  • Minor electrical work for light fixtures etc.

For the PM, it would be for just 1 SFR for now. Looking to have a great property manager to help me manage my rentals including marketing and tenant screening.

The work can be started now.

Good point @Jay V. 

I think folks are not familiar with "Commercial Loan" from Portfolio lenders.

Banks give loan to LLC based on Debt Service Coverage Ratio.

No need to hold the title in your own name ever.
