How is section 8 in Bradview, IL area?

How long does it take to get all approved from the County/State?

If a tenant calls looking at my 'FOR  RENT" sign, can I say that I do not rent to section 8 or My property is not section 8 approved?

If the process takes too long then I will prefer to rent out to a cash renter.

Any thoughts from the pros @Mark Ainley  @Mike H.

Thank you all for the  helpful advice.

I am definitely not discounting the rent!

I will take out the new range and use it for my next property.

Will ask them to put the Refrigerator in the garage as @Kimberly T.  suggested.

The W/D are really old, they can keep it at garage or dispose it off, I really don't care.

Or ask the junk guy to haul it away!

Hello:

My new tenant wants to bring his  own appliances (stove, refrigerator, washer and dryer)!

I already have refrigerator, washer and dryer and a new Range that I replaced.

Should I allow this?

Then I have to store my current appliances or sell them.

The refrigerator and Washer/Dryer are pretty old!

May be I can say that I  am not moving the new range, but they can bring

their refrigerator, washer and dryer.

What do you all think?

@James Ihssen  Great going on your recent 3 property acquisitions:)

Few questions on Investing through IRA.

Did you set up a check book IRA with LLC or just using the custodian to handle

all transactions ( e.g. a rapier bill from plumber for $15 also have to be paid by the

custodian - and typically they charge some fee for each transaction).

What state/city did you get a deal under 22K  - if you don't mind to share!

Hello BP Pros:

I have a question on investing on other states with my LLC formed in my home state.

I have a LLC in Illinois and own a property (SFH) in Indiana in my LLCs name.

I want to rent that SFH for long term buy & Hold.

1. Do I need to register a new LLC in IN?

2. Or I just use my IL LLC name for all lease documents etc. and file IN income tax

for my LLC at tax time along with my Federal and IL tax return for my LLC?

Any pointer/advice is greatly appreciated.
