When you take over the management of a property, is the property management liable for any negligence or accident that happens to the tenant? As in, let's say a tenant steps on a nail sticking out on the deck, child falls from second floor window with no screen protection, etc. Who does the tenant's attorney go after? The property management? The owner/LLC? Or both? I guess what I'm asking is, if you an owner turns over management to a PM the owner is no longer liable for any potential law suits?

@Chris ParrishI have been managing class C properties in NE Salem for over 10 years. All the apartment buildings that I manage have 50 plus units. I'm looking at a class C apartment building for sale this week and the asking price per door is $63,000, units have W/D hook ups. These units are 2 and 3 bedroom units that can rent for $775-$925. you can message me anytime. Good luck!

@Justin Bieler yes! 5 apartment complexes total! Salem has been really good for my employer.  They are currently looking for another 50 plus building to add to their  portfolio
