Question for Property Managers
When you take over the management of a property, is the property management liable for any negligence or accident that happens to the tenant? As in, let's say a tenant steps on a nail sticking out on the deck, child falls from second floor window with no screen protection, etc. Who does the tenant's attorney go after? The property management? The owner/LLC? Or both? I guess what I'm asking is, if you an owner turns over management to a PM the owner is no longer liable for any potential law suits?
